MARKETING PLAN



Inspection & Appraisal: During my first visit, we will do a walk-through of your home where I will ask pertinent questions and make specific notes.

During my second visit, I will present my findings as to your homes current market value. I will ask you for specific documentation such as property tax bills, heating bills, etc. I will make suggestions that may increase the selling price on your home. It will be your decision on how much time and money you may want to spend to increase the value of your home or decrease the amount of time which it takes to sell it. I will suggest inexpensive, high yield suggestions that are easy and affordable to implement, for example : painting of a front door, the planting of flowers, removal of various pieces of furniture, fixing of a harmless but obvious crack in plaster, etc. We will also discuss the following :

The tools I will use to sell your home.

Signage: Your best 24 hour a day salesperson is your front lawn sign. Once you sign the listing, I will have a sign installed on your lawn usually within 24 hours.

Multiple Listing Service®: Once your home is listed on the Multiple Listing Service®, or MLS® as it is commonly referred to, your home can be viewed by every Realtor in the country.

World Wide Web: Your home will automatically be posted on the world wide web through the Ottawa MLS®, and the Canadian MLS®. These listings will offer basic information as to location, price, description of your house.

MLS® Bulletin: I will immediately prepare a custom flyer for your home; within the first 2 weeks of listing with me, I will have that flyer delivered to each and every Real Estate Agent in Ottawa (approx 2300).

Other Web Sites: Your listing will appear on www.CallGeorge.ca, the Royal LePage 'TEAM' Website, and the Canada-wide Royal LePage Website.

Feature Sheets: I will prepare colour feature sheets that highlight the features of your home and neighborhood. These will be handed out at open houses, and a number left with you so that you have something to give any potential purchasers knocking on your door as a result of the For Sale sign. Feature sheets also help prospective purchasers remember your home and the reasons why they should buy it.

Local Advertising: Your listing will appear in various local daily newspapers and local real estate 'buyers guides' as necessary to give your home the maximum desired exposure.

Neighbourhood Marketing: I will circulate "Just Listed" and "Just Sold" notices to the residents in your area. Your neighbours may have friends or relatives considering a move to the area.

Keeping You Informed: I will meet with you on a regular basis with updates as to the marketing of your home and any interest generated. Of course, you need not wait for my call, I encourage you to call me at 'any time' with any questions or concerns you may have.

Telemarketing Service: Each agent in our office will be notified the day that your home is listed so that they may call any of their customers who may be potential buyers. I will also call potential buyers from my own database of clients.

Public Open Houses: I will discuss the Open House scenario with you. Your schedule and timing is always important to me, and will be taken into consideration.

Agents Open Houses: Depending on the area, Agent's Open Houses can be a very effective way to allow other Realtors to preview your home. If they know of a customer that is looking for this type of home, they will then set up an appointment for a showing.
